I'm very impressed by your self-awareness!!!  You're going to succeed because of it!

I say find another bartending job where you'll have more freedom over your time and bring in more cash to continue pursuing your REI goals.

Can you possibly partner with another investor on your first deal?  Perhaps the one you're tracking now?

Do you have a family member or friend who can co-sign for you to purchase that deal?

Can you use your license as an agent to help another investor purchase that deal with the expectation that they'll use you on future deals until you can save enough to fund your own acquisitions?

Where there's a will, there's a way and you have the will girlfriend!!

Don't give up, you're definitely on the winning track!! ;)

Hmm, I'm very confused by your unnecessary confrontation. And your very weird way of making this discussion about YOU over @Account Closed whom it's clearly intended for since she posted it.

Either you don't comprehend clear and concise use of the English language or you're just disingenuous.

Either way, I'm sure it's the best you know how to do. And as Maya Angelou always said, "...when you know better, you do better."

I had the same concern as a wholesaler after I first got my license.  But surprisingly, I still received lots of calls from motivated sellers after receiving my yellow letters.

The wording you use is EXTREMELY important and I think if you're honest with people and show that you're actually out to treat them fairly and not cheat them, they respond favorably.

But I did almost give up my license over my "perceived" dilemma until I figured out the best way to approach potential deals ethically and with integrity.

Yes to staging!  

If it's in your marketing budget, stage it for sure.  

Some agents offer to include that in their marketing budget and add it to their services.  Look for that! ;)

First of all, Zillow is a horrible and inaccurate tool to use to analyze property values, one should NEVER use it!!!

You're better off using Refin.com if you don't have access to the MLS because their information is accurate and up-to-the-minute.

Second, you may be getting accurate comps and just not accepting it (although, I doubt it if the agents are as you describe).

Third, you should look for an investor-friendly agent who's actually an investor also!

They're not likely to jerk you around because they'll have more empathy for your position as an investor and more integrity.

I would think you can find one here on BP!

Fourth, you can always hire an appraiser to give you an accurate value!

Not ALL agents are just looking to get paid.  

There are those (few) who actually care more about helping people.

I'm one of them, and I love helping newbies!

Because I was once a newbie and appreciated those who helped me along the way.

Look for an Investor-friendly agent that has a heart.  They're out there!
