@Wayne Brooks i know that. But all contractors dont like it so I was asking if anyone know a contractor that WILL do it thru the 203k

So in my market there are 1 parcel split duplexes ( they were sold individually but its one building) and I want to buy the full building as a duplex. My problem is I don’t know if there is a way I can talk to both sellers and combine the purchase from them under 1 mortgage. Is that possible? Can you by the townhomes separate and at the same time to put under one mortgage loan? Any suggestions?

I am going to make this short. Found a house hack duplex with tenants and the seller wants to sell. However, I may not be able to evict due to the non eviction law we have since the corona crisis. I am using an FHA meaning I MUST occupy the home for 1 year. Tenants leases arent up until 2021. Will I be able to rent them out without me living there? Or will I be able to evict 1 tenant based off of me having to occupy a unit? Its basically a LAW vs LAW issue here

@Elex Price type in the search bar on here “hard money lenders” and click the state of “Mississippi” and u should fine a few. They most likely gonna delete your post because BP dont allow asking for lenders on here

My job is completely moveable and I am looking to purchase a Duplex, Triplex, or 4 plex for my first investment. If you know anyone who is wanting to sell, or if that person is you, shoot me a message. Anywhere in mississippi is considerable but mostly Jackson, Hattiesburg, Gulf Coast, Starkville, or Oxford

@Keith Lewis thank you. I am trying to learn all this so any info is good info. My GC mentioned something about “vinyl sheets” are good tenant proofing flooring. Says it is also called “linoleum”. Have u heard of this?

What do you recommend for the bathroom?

@Keith Lewis I have so many questions for you keith because I have seen alot about the glue down over the click lock as far as glue down is easier to repair if it gets damage over the click lock. Does the millimeters of thickness matter as much? 

What about the underlaying? Is it needed for a glue down? or is this the "attached pad" you are referring to?

*background info* I have a 4 plex I am closing on and going to live in the worst unit and attempt to replace the flooring of that unit myself as a house hack

You sound experienced in the flooring because the vocab is way above my head lol
