@Bjorn Ahlblad i am a pro member but a month to month member and I think you have to have the annual subscription

So what If I have an old lease from when I was renting last year and want to copy a lot of it but make a few small changes. Is that legal?

Hello. I am not sure if this is "REI ETIQUETTE" but I figured I would ask. I am a NEWBIE investor closing on a 4 plex at the end of the month in Mississippi and I have 2 inherited tenants (1 leaving and 1 I want to renew possibly) but I do not yet have a Solid Lease. Anyone in mississippi want to reach out and let me borrow or copy their lease and not rip my head off with $? DM me. Thanks

I have an estimate on replacing an entire roof.

The sqft of the 4 plex is 2300

A flat roof

The contractor is charging $7500 for the roof

Says it will take 48 squares

Charging 65 per square

He is adding drip edge to the front and back

The price also includes taking down old roof and hauling it off

What you professionals think?

So I have an “inherited tenant” and I am in a 4 plex house hack currently and the tenant is just awful. Our eviction court opens June 1st here in mississippi (Thank God) and I want this tenant gone. Since I am Owner Occupant of the home, are the eviction rules/court different for an owner occupant evicting versus an investment property?

During this pandemic with rentals having “no evictions” to some cities and states, how do you feel about the house hacking strategy? Does it LACK the strength than it previously did pre-COvid?
