Ben - yes, i had a couple different attorneys from legal shield review the contracts and got different responses from all of them. The first one said there was nothing illegal in the contracts itself but he cautioned me that since i dont have a real estate license it might be illegal. The second one said it was questionable because it could be viewed as selling a property instead of my contract or interest.

Bill, thank you for your input. I do want to talk to a LOCAL attorney about this because i've used pre-paid legal shield and they couldn't even give me a straight answer!! Should I just "google" real estate attorneys in my area?

Has anyone successfully completed a deal using her course and contracts? Anyone in Illinios? I want to make sure this is legal in Illinois before I go ahead and start calling sellers. I don't have a real estate license.

Is the Title Agent and RE Attorney separate entities or can one do both the sales contracts and escrows?

Hi,

I've recently been learning a lot on how to lease-to-own or flip a property to a tenant buyer but I haven't found any information on how or where I can find/create the correct contracts for the seller or buyer. Is there a generic form I can use? Will I need to get an attorney involved?

Also, assuming I do get the property under contract, where can I find a Title Agent that can handle all the escrows and closings?

I am a 20 year old college student who wants to invest in real estate. Currently I've got $300 saved and my goal is to save $50 more each month because I have an on campus job that doesn't pay too much. Is there anything I can do to make an investment? Do I have to wait until I save a few thousand dollars first?

Any suggestions would be GREATLY appreciated!
