How is copper water pipes related to gas lines? Is it that replacement of those water lines opening up sheet rock to run new gas lines?

How is water remediation different from using fans to dry and calling a waterproof company?

Electric/charging outlets by the bed, micro-reading lights if necessary.

If Master bedroom’s closet is big enough, add washer/dryer in it.

If Master bathroom is big enough, add an extra toilet (his and hers).

If you’re not able to positively cash-flow with a Commercial loan, the property may not be a wise acquisition (unless you have a plan of value-add and then expect the property to easily cash-flow).

Dont follow anybody. Notify the police about the hangun discharge, it’s probably illegal to do so in Oklahoma County except in a self defense situation or a licensed environment like a gun range. Am not a lawyer, defer to them when in doubt or do your own research.

Its interesting you ask 'Guaranteeing what in writing'. What else, but the title of your post which reads 'Guaranteed 21% Annual Appreciation? Columbus, Oh?...where else?'

All the above 'just math' you describe are valid, if you rephrased your post to say 'Guaranteed Historical 21% Annual Appreciation'
