@Nancy Bachety Homeowners Insurance does cover ‘acts of God’ like hailstorms slamming my roof which then needs to be replaced.

*Capital losses are offset/deducted against capital gains.

Rental property expenses are operating expenses or capital improvements deducted against income in a depreciation schedule.

Capital gains are only offset by capital gains.

The above is my limited high-level non-qualified knowledge.

You could also read your contract and see if the Builder could back out for non-performance without any consequences. Typically all the clauses for non-performance or ‘exit’ are in sections together. This may give you more knowledge before you talk to an Attorney

My CPA does my taxes and understands how Cost Segregation is beneficial but to actually perform a Cost Segregation, it’s sensible to use an expert in that area. I’ve used @Yonah Weiss and his firm gave me a high level estimated Cost Segregation to see tax savings before we spent a dime. We then utilized his actual paid Cost Segregation analysis.

That is unfortunate and sounds unfair. Where is this MSA?

Your only recourse is to sue and a lot of the outcome depends on what your contract says for non-performance by the Builder.

Would you consider ‘areas with good schools' within a city? Prices tend to be higher where schools are relatively better rated. Any insights from being a longtime investor in SFH?

I would have an experienced roofer, who would actually get on top of it, to identify the source area of the leak, and sometimes, it is fixable depending on the location (reflash vent pipes, etc).

I wouldn’t have a Handyman try anything on the roof. They may not use the right materials to fix a leak (and he may not be safe getting on top of the roof).

@T Jones I don’t have experience in your area of question, but, many corporate websites have a section for Real Estate. There, they may specify some criteria any candidate location should typically have, like traffic counts, square footage, etc. They’d have a form or atleast an email address to get in touch with their RE division.
