@Dani Beit-Or How hard has it been to find tenants after these flips? I will most likely be looking to buy an older property that needs a little in repairs to get rent worthy then hold for a bit.

@Dan H. That is amazing, I'm glad your property has held up through all of that. That will be something to look out for. 

Richard Lindman great breakdown love the numbers and info. I'm looking for my first deal and many of the deals I've been looking at are anywhere from 125-210 per unit with medium conservative numbers (10% vacancies and 10% for cap ex.. etc) but with the full break down I almost feel like any deal I look at now won't be worth it.

I've been looking at some houses under 60k and Cleveland has came up a few times. I am interested in oos investing and looking to make a deal if the numbers are right. If anyone else it looking to parter up or just share some info on oos investing I'd love to talk.

@Fabio Salas Got it. I will look for more properties I can use an FHA loan for, the ones I could possibly afford aren't ones I would want to live sadly. I've also heard someone mention if you refinance you may be able to use it more than once?

I live in San Diego, CA and have been looking for options locally but the numbers aren't adding up to my planned budget. I have been looking out of state at cheaper multifamily homes and those seem to bring the cash flow I am looking for. If you were starting out would you try to invest out of state, and if so what are some things to look for?

@Dan H. I will look into a loan specialist. I do not intend to use the FHA loan and never move in but I do like the idea of being able to change locations, so I wouldn't want to but stuck to one spot.

@Dan H. This sounds like something I should definitely give a try. I am looking to move out soon so this may work, I've looked at the numbers on the FHA in San Diego and will do more research. Also is it illegal to use an FHA loan then move out of the residence?
