Hello, I am looking at properties to invest in around Cleveland. I have seen a few I'd like to look further into. I'm still very new to rei, but I want to learn and make things happen. If anyone is around that area and would like to work with me shoot me a pm.

I have posted before, but after reading I'd like to change my introduction.

Hello, everyone, my name is Brandon Vannier, you can call me blondy (I love cowboy movies) I am 19 years old and currently live in sunny San Diego, California. I have joined BP a little over a week ago and spend about 5-6 hours daily on here reading and learning about all different type of investing. I have no prior experience to REI but have gained interest from previous experiences from my grandfather making money buying a house and renting it out. He is no longer able to live in SD, so in some sense, I want to do this to show him that I can do something with my life. I am currently in community college and ending the semester in about a month, and taking on a job where I will anywhere from 2K-4K. I plan to save as much as I can so I will be able to invest when I come across that killer deal.

I understand many people will post that they are new and ask for help (I was one of those guys). After reading forums and listing to the podcast I understand that you need to bring value. I am looking to investing out of state due to the high cost in CA. I have read up on many different investment strategies but would like to focus on the BRRRR method along with Buy & Holds.

My short term goals: 

* locate a mentor/business partner to learn with.

* Locate & analyze opportunities to invest in

* Bring value to partnership or company 

* Help other investors get started in REI

* Reach  $1000+/mo cashflow

* Take action

* make mistake (hopefully small ones) learn from them and take that knowledge to the next deal

I am looking to partner up and bring value to anyone willing to accept my help. I can do any grunt work needed, I am eager to get into the process and learn more about how REI really works. Thanks for reading, and sorry for the format and ordering of this post... so many things to say and so much more to learn.

@Vera Herlihy Yes that definitely help, when I talk to people that will give me projections I will ask them about ALL expenses, not just the ones they want to show me.

@Gregory N. Very true, I see now it is not smart to ask general questions. I wanted to hear ideas from people that may have done it before.

@Rusty Awalt I will look into sub-classes when I do research on the properties from now on.

@Boe Bishop I keep hearing about a "team" but what does a team consist of? My problem is I have seen multiple properties , but I don't want to call people in those areas just and bug them every time I think I see a good deal.

@Diane G. It's not for everyone, some people have had bad experiences. I'm also not trying to live off 300$ that would be extra for new investments.
