Hello all!

So I want to add wholesaling into one of my real estate services. I've called a few attorneys to see if they'd close on deals I send them and they've all told me that it its legal but unethical and they don't do it. Do I just keep calling title and attorneys until I find one that says yes? I'm beginning to think it's not as ethical as I thought. If I do decide to pursue it, what additional documents should I add to protect myself as an agent. And what's your thoughts on wholesaling as an ethical business. Thank in advance!

Hi BP's,

I'm new to investing in homes/condos and I have a situation that I can use some advice on. I am a real estate agent and I have a friend that is looking to invest in the market. We agree to go half in our purchases. I would use my commissions plus some cash and he would pay the other half. Are there any pitfalls foreseen and is this wise to do? We are obviously only buying below market value which I understand will be difficult without a cash deal because we would have to finance our first few deals. Also, what is the best way to protect ourselves? Open an llc for each property? I know I'm throwing a lot at you but any advice or help is greatly appreciated.

Hi Wendy,

Im actually finishing up my post license using CE Shop. I like it. Nothing to complain about. A lot of material but I did my regular licensing online somewhere so I'm used to a bunch of online material that you have to read. They have online chat help too which is good if you have any questions.

Hello All,

I do a lot of cold calling and come across a lot of commercial retail property owners that are willing to take offer on their property. The problem is, where do I find my buyers. I call investment companies and REITs but they do not seem to be interested. So my question is, where do I find my buyers when I come across these situations? They say the hardest part is find the owners that are willing to sell or take offers, but my problem is finding the buyers willing to make an offer. Any help is greatly appreciated!

Hello my fellow BP's,

I have been a real estate agent for 2 years now. My first year was strictly residential but the second was both commercial and residential. I find commercial fun and interesting. I also find dealing with numbers better suits me than dealing with emotion. 

As I make calls to investors inquiring about their property, I would like to add and leave them something of value. Even if I don't get a listing or a buyer, I want to leave them with something useful or informative. 

My question is, what is the most important and valuable information I can give when cold calling? New local development, market conditions... Any input will help. I'm just trying to be the best I can be. Thanks!
