 Super helpful.  For us we are hoping to chase down distressed properties for ourselves or our investor clients, and if an owner wants to get retail value, look to help them list it on the market.  Seems like a win win to add to the daily schedule.

Hello! Looking to turn it up another notch in 2024, and wanting to dive deep into cold calling on property owners a couple hours a day.

- Where can I go to pull some of the best lists with owner information, property info, and phone numbers?

- What are the best lists to pull? Can I pull small multifamily, and can I pull distressed owners as if I was doing post cards/mailers?

- Any other tips/advice? I have been cold calling in the past year on a small scale and seen success, but really looking to see what most others have seen success with as well.

Hello! I have been following bigger pockets for awhile, and i have been an agent part time for the last 5 years in Northwest Arkansas.  I am looking at the best and most efficient ways to find off market deals.  Is it direct mail? Cold calling? Writing specific letters?

Does anyone have any tips, websites they use, templates for mail or phone calls they would be willing to share? I am wanting to hustle, but need some direction.
