Hello!

I'm an out of state investor and after some market research and sifting through BP threads have decided to get into the Kansas City market. If you are or know of a great realtor or contractor, please feel free to reach out! I know I will also need a property manager, so any recommendations of who I should contact or stay away from are greatly appreciated. The BRRRR strategy is what I plan to implement and building lasting relationships for repeat business is what I hope to achieve.

So I unexpectedly managed to get two people to loan me money on a SFH BRRRR deal through conversation. The problem I have is how do I structure a loan with multiple people in it? They're both in my close circle, but do not know each other. With the two of them together, they would finance the acquisition costs, and I would finance the rehab. But how can I protect both of them in a way as if I had only one lender and put he/she in 1st position? Should I be speaking with an attorney about this?

Or should I suggest we talk again later once they have more money to invest so that I won't have to split equity with more than one lender?

@Roosevelt Thomas best of luck to you man! I'm in the exact same boat as you. I'm currently raising money through private money lenders in my circle to cover acquisition costs and rehab costs. Alternatively, I'll cover rehab costs with credit cards and/or capital I accumulate from now till that time comes, and my lender(s) cover the acquisition costs, then repay them first at refi time, then the CC's and hope to not have to leave too much cash in the deal.
