Hello BP,

I am looking for a good reputable contractor to fix up a clients property in Polk County. They are still looking to buy a place, but when they do they want someone good to fix it up and clean up for renters. Painting, new baseboards, flooring, etc. Thank you in advance for any names you trust!

There are several duplexes in Lakeland that are in the mid $250,000's, you could easily FHA and house hack to get going.

I am in the process of getting permitting for an ADU in my backyard. I have a existing shed, about 400 ft² that will be converted. Currently I'm on the step of looking for a good contractor to run this project. Any local recommendations in the Tampa area or Lakeland, this is actually where I live and the project will take place, would be highly appreciated. I use Orkin for pests and termites, and I use a local guy for mowing, I will dm his number now.

Hello Brittany,

When you have a property inspection done by a professional they will take care of a lot of the things. You will want to have a 4-point inspection and wind mitigation for the insurance quotes. The major things you need to look into are of course, foundation, roof, HVAC, plumbing, and electrical. You will also need to get a termite inspection, I believe lenders will require this if you are financing.

Since last year, my wife and myself have been house successfully house hacking an SFR. Instead of buying another property now, we decided to see if it was legal in our area to put in an ADU. I just reached out to the county in my area, and indeed, I am allowed to build one ADU in the backyard.

I am looking for recommendations on floor plans and estimated prices after all is said and done. In general some pros and cons, and what you might have done differently if you were to do it again. Lastly, if you have any contacts regarding builders and financing, I would greatly appreciate it.
