Hello Summer,

It seems like it will still be a good deal. At least for cash flow. For all of our properties our monthly rents are roughly 1% of the total purchase price + rehab cost. This gives us enough cushion above the mortgage for running costs and cash flow. Your total rents will be $3,400

We haven't had any drop in rents for our Birmingham properties. But I could see that happening in certain areas. Mine are in Eastlake so rents and property values have been increasing in that area.

@Lev D. I use Evernest for all my properties in Birmingham. So far they're okay. They have a great online portal for tenants and owners.

I am new to investing in Birmingham but all the realtors and property managers speak highly of that area. I drove around it and ate in a few places this week and it is really nice.
