I’ve been evaluating smaller multifamily properties for a few months and plan to start making some offers in the next couple of months. I’ve been looking at residential multis and commercial multis. When valuing a portfolio of quads, would one value based on the cap rate of the portfolio (even though they’re technically residential properties)?

When purchasing a property from a wholesaler who says offers encouraged, what percentage of their posted price should I offer?

I‘m a newbie to REI. I’ve done two flips which I did great with and now I’m looking to get some rentals to start seeing some monthly cashflow. I’ve located some great deals, it seems like to me, but I’d like to get you alls take and advice. I’ve found three 4-plex properties (all 2/1 units), three duplex properties (all 2/1 units), and a SFR (a 3/2) all from the same wholesaler which I feel confident I can make a package deal with for all properties for $30-35k. That’s less than $2000 a door! They all need work obviously but have good bones. I think I can put $5,000 rehab into each 2/1 and maybe $10-15k into the SFR. These would probably be rented through hud and get $450-525/door gross for the 2/1’s and $700-800 gross for the SFR. These numbers seem great to me but I’d like to get y’alls thoughts. I’m sure I’m leaving out a lot of pertinent information so feel free to ask questions. Thank y’all!

@Jim Cummings Thank you Jim. You showed me the numbers deeper on the rental and I think flipping both is the plan. Then using the cash from those to find two fix and hold rentals.

I just got into real estate in January and I’m not sure of which route I want to go with my first two deals, so I’d like to know what y’all recommend. Here’s where I’m at..... Deal #1- I’ve got a lease option (as buyer) closing next month. Purchase price is $125,000 and I’m wondering if I should list it for sale with comps in my area around $170,000 or should I hold it as a rental with comps renting for $1450-$1500 and continue with the BRRRR method? Deal #2- Closing tomorrow on a rehab with purchase price of $120,000 rehab costs of $60,000 and ARV of $295,000-$310,000 and I’m wondering if I should flIp it immediately after rehab or live in it and do a cash out refi or HELOC to fund the next deal? I’m a newbie and would greatly appreciate any wisdom or knowledge, or whats worked for y’all in similar deals. Thanks!
