You need to first start by educating yourself with books and reading every forum and blog post you have time for. A great beginner book is Rich Dad Poor Dad.

I haven’t been able to get those paint kits to look as advertised. I’m interested as to which kits people have used as well. Keep us posted how yours turns out

If it’s a rental I think that’s fine, unless it’s to be a high-end rental. For a flip I would just make the tub surround a little less bulky and make the shower a bit bigger by eliminating that side of the tub surround to bring that wall as close to the tub as possible, and maybe even extend the other side as well closer to the toilet. Large showers are appealing.

Not all felonies are equal. Some of them I would think most landlords would be okay with a tenant having one. You definitely need to see what they are, and check out the fire story for the potential tenants’ truthfulness.

House hacking or live-in flip would be a great first step IMO. I did a live in flip which took three years to fully complete (bc I was doing majority of it myself), but now I have a ton of equity in it and snowballing to the next house that’s bigger and I will have even more equity in. If you could find a value add duplex tri or quad and live in one while renovating it and renting them as you get them rent ready you could get a lot of equity and cash flow pretty quickly. But it just depends on your goals and what sacrifices and work you’re wanting to put in.

That’s awesome Karam. Great numbers. I can understand the feeling of not wanting a mortgage. You will definitely grow faster using debt (especially since you’ll be leveraging an asset you fully own) and could potentially find two deals with the refi money and possibly a little more savings. Then you will have three properties but only one mortgage. Just my two cents. But I’m a newbie too.
