I am beginning my journey to becoming a full time investor and I am looking to build a list of cash providers that would be willing to fund long term deals with me using the following deal structure: Agree to split down payment,closing cost and repair cost total by half with the Cash provider paying all up front cost while in return I agree to pay back my half through cash flow. Once my half is paid in full, we split cash flow 50/50 with me earning my share through sweat equity by setting up and managing the deal. I am of course open to mentorship and advice of any kind because I would love to master different assets classes but see opportunities in wholesaling, sub-to and seller financing.
