Starting my investment journey

I am beginning my journey to becoming a full time investor and I am looking to build a list of cash providers that would be willing to fund long term deals with me using the following deal structure: Agree to split down payment,closing cost and repair cost total by half with the Cash provider paying all up front cost while in return I agree to pay back my half through cash flow. Once my half is paid in full, we split cash flow 50/50 with me earning my share through sweat equity by setting up and managing the deal. I am of course open to mentorship and advice of any kind because I would love to master different assets classes but see opportunities in wholesaling, sub-to and seller financing. I currently reside in the central valley area of California and looking to learn how to invest out of state as well!!!..Thanks in advance for your time and excited to meet everyone!!!...Wish you all well in your current and future endeavors!!!
