So I am about to close on my first rental property and I want to start implementing systems right from the beginning. Any tips, suggestions and advice??   Also thoughts on property management systems? I will take all the help I can get!!!!!!

Thanks guys, I appreciate the help. I am still going to walk the property and ask questions just to get some experience, but overall it looks like this is not a good deal. My gut told me it wasn't but now hearing it from you guys its confirmed!
 

Jason I also posted this thread on the new members page and other members said the same exact thing. Overall not a good deal I guess. I'm still going to look into the water and sewer!

Its a extremely desired area and I think I could add value to the property as well as increase rents next year. I'm thinking long term, in 20 years I will have a 500k asset. Also I would live in one of the units as well. 

Do my numbers look ok?
