Definitely use the calculators!!! 

Also what area is this in if you don't mind me asking? With a 5 minute walk to the beach have you thought about renting the houses weekly in the summer? You could get $600 weekly instead of monthly. I know this Covid will affect the rentals this summer but perhaps in the future that could be a potential option. 

Also is flood insurance required since it's so close to the water?

Congratulations and welcome to Buffalo! I myself just recently purchased a 4unit using an FHA loan. 2 units still need to be rehabbed over time but I'm going to let the asset pay for the renovations. I purchased the property in the West Side of Buffalo which is considered to be an up and coming area. Feel free to message me personally and I can help with areas you would like to purchase. I'm in the process of getting my real estate license so I can't help buy a house but I do know a few good agents! Same with contractors and lending options!

Great content David! I think for now I'm going to launch a LLC and website based solely on wholesaling and then perhaps another business in regards to general real estate!

I need an opinion:

Do I create an LLC that is solely for wholesaling such as We Buy Houses LLC or do, I create a general LLC for all real estate services such as Lakeshore Realty LLC? And do wholesale deals under Lakeshore Realty? (I made up these company names as examples)

I want to aggressively begin doing wholesale deals however I know in the future I will be doing all aspects of real estate. Should I have 2 separate LLCs? What are the pros and cons of both?

My goals in real estate as of now are:

  1. Wholesale 1 deal a month
  2. Acquire more rental properties (I have one 4unit)
  3. Potentially start a property management company to run my units and others
  4. Maybe become a broker in the future? I will be a real estate agent within a year
  5. Do a flip in the next year

Hey Will, I also live in buffalo and I somewhat disagree about finding good deals in buffalo! Just like any market you need to do your due diligence and research. However, I do agree that it has become extremely competitive and harder to find good deals. What type of properties are you looking for? I am currently in the process of rehabbing a 4 unit on the west side and looking to expand myself!
