Im sorry you are having such a rough time dealing with a few agents.

I think part of it is some fulltime agents are just burnt out. Statistically, the average agent will sell only a few houses a year. Seems like itd be an incentive to call back someone trying to make an offer, right? Not so. Maybe they could have been burned a few times by inexperienced investors whodidn't know how to actually close the deal (been there.) , maybe theyve dealt with a bunch of tire kickers who do in fact waste their time, the list is endless. Regardless I do agree: If you are going to be a professional, do it to the best of your abilities. If you dont care anymore, give it up. Simple.

When I was starting out (as a few of you know. Thank you for all the help guys!), I had one agent that I could almost never get to call me back. She handled quite a few REO listings, but I could never reach her nor could I get her to return my calls. One day I just dropped by the office and invited her out for coffee. We chatted for awhile and she got to understand what it was I was trying to do. Now I get calls and emails from her whenever something that fits my criteria comes up. Sometimes its the personal touch that makes the difference.

Like any other source of information, my best advice is to weigh it against multiple other source and your own due diligence. Sure, online a property could be listed as being worth 100,000 , buuuuuuut every other house just like it in a ten mile radius has only sold for around 40,000. Consider that and any other source like it as a starting point for your own research. When it doubt, nothing beats an actual appraisal.

Okay, I have spent the last hour sitting through the doomsday presentation that a well known "guru" sent out (I will withhold the name out of professional courtesy).

After watching this, I became curious. Ive seen it all over the place about hedge funds buying up properties and keeping them as rentals (and why not? Its the best way to ensure long term, passive income). In this little "drink the Kool Aid" session, they mention that certain hedge funds will hire you to find them properties, or will simply buy your finished product.

So now I have to ask: Anyone ever deal with something like this? If its legitimate, how do you go about getting started? So far the posts Ive seen on here have been a little vague

Does anyone here pre qualify their buyers? If so, who do you generally recommend? Ive heard good things about Village Capital and Providential, but who else has anyone had good sucess with?

Truthfully you dont need a mentor, per say. You are actually in a place that has tons of people who do this all day every day who are always willing to answer questions (and if you ask nicely are always willing to help you with scenarios).

I myself have just recently started getting into this myself. I speculated for years and finally took the plunge. So far things are going just fine, without having to pay tons of cash for a mentor program.

Research, ask questions, explore. If you are so eager to purchase something, spend a few bucks a month on a pro membership. The benefits of the marketplace alone more than pays for the few dollars a month that you spend on a pro membership.

Joe,

I see I see. I wasnt aware they could not be used for credit purposes. Every time Ive seen them its been on employment applications. Thanks for clarifying that for me! I think I need to spend a little time on the IRS website and catch up.

With that in mind, wouldnt it make sense for them to apply for a number through the Social security office? I understand I cannot discriminate against them, nor would I have any intentions of doing so. I just dont see why they wouldnt take the extra step.
