I’m confused...

In your opening post you state that your firm is hiring someone to raise funds...implying that this is a different person other than yourself.

Every other comment makes it sounds as if it is you.

That said, I believe it is very common for fund raisers to get a slice of the GP based on the amount of money they raise on a per deal basis.

Just an idea...have you made a post on LinkedIn advertising it? I’m not sure if it’s even allowed but if you have a strong local network that may bring you a lead or two.

This isn’t an area that I have expertise in but I tend to agree that a roughly 12% ROE is pretty solid here. So I’d be ok extending at the current rate.

You definitely have some risk since it’s such a unique building that would only appeal to a small subset of tenants. That, combined with the fact that they’re taking great care of it would help justify the flat rate.

You live in CA...OP lives in MI...we probably need to replace windows far more often in the Midwest than you guys do out there

Correct...Market value.

So I was just told by someone else that the properties have to be held in your personal name...all of these are in various entities. That’s the first I’ve heard of the personal name thing. Is that correct? 

This conversation with the guy and all the ones since pertaining to this has me wanting to pepper my own CPA with questions!

That was my assumption. What can you tell me about the rule about passing on $22m max tax free to your heirs? I think the person I’m talking to may be getting bad advice and they’re not taking the stepped up basis into consideration.

I understand how passing property to heirs at stepped up basis works....

My question is...is there a limit to how much property the heirs can receive at the stepped up basis?

And we’re talking $20m+ in property for reference in this case.
