I personally witnessed my neighbor having her small dog ripped FROM its harness and killed as she was walking it by a pit.

I like pits...that said, I believe that a lot of people own them for all the wrong reasons. Due to those types of owners...I just pass in general.

I know there isn’t a limit on how many private mortgages I can have...what I’m asking is this...

Is there a limit to how many private UNSECURED notes that I can have to use for my flipping business.

Or asked this way...will I have any legal issues if I went and borrowed UNSECURED funds from 4-6 people and tossed that money in my operating account to use as down payment and rehab funds for a BRRRR deal for example? I would make interest only payments to them during this period and then repay them with a refi.

I constantly see posts in this forum that are, in my opinion, posted in the wrong forum. Why aren’t these being moved in order to make this forum better for discussing actual commercial deals?

Examples are small multifamily deals, people getting a commercial loan a few SFR's and so on. There are better forums for those types of posts. I come here to read about retail, office and industrial type deals.

Makes sense! I was actually surprised to see anything down at all. I own a small painting business and while I’ve not done a job like that, I’m in some FB groups and have seen lots of pics from similar jobs. Most guys use a product called “Dry Fall” that actually dries by the time it hits the ground. Then they just sweep it up. Not sure which is better. You’ve either got prep or clean up involved I guess.
