STR rental specialist & broker here in Hilton Head. My 6 bedroom (1.2m pp) will do 250-300k in 2023. Happy to get anyone up to speed that is interested in looking closer at an STR in my market.

Hey Tim,

I'm a local agent & investor here on Hilton Head.

Not sure about the logistics of the trust but I would call Rob Dills(Dills Law Firm), who is local here & an expert in estate planning. He can definitely help.

If it were me I would utilize a line of credit on the property to acquire more. I have a great LOC banker on the Island as well. '

You will want to buy it in your personal name & then immediately transfer it into an LLC. If you buy as an LLC it will have to be a commercial loan & will spike your interest rate.

Hey Kaitlin,

I am a local investor & Realtor in Hilton Head. I own a 6-bedroom oceanfront house on Daufuskie in melrose. The investability is unbelievable over there because of how low the purchase prices are. That 6 bedroom was a million $ & the same house right across the sound on HHI is about 4/5 million. It will do about 200k plus or minus in gross rentals. The tricky part is logistics due to no bridge & only boats for transportation. My partners actually own the ferry system that transports people back & forth so can add some input logistically. Happy to chat further if you'd be interested in learning more. Oh & it might be the most secluded & beautiful beach on the east coast.

Agreed, it can be done in CHS & HHI by self managing with local connections. But not nearly as easy w a rental management company.

We would love to STR/personal vacation condo in Hilton head. How's the seasonality/slow season?

When you really look at the HOA fees and what they include, they are not as bad as you think. The avg condo fees are $500 per month but these include all building insurance, all flood insurance, trash, pest, exterior building maintenance, water/sewer, landscaping, and some even include cable & internet. The only slow times we have on the Island are the first two weeks of December, & then Jan and Feb. Most will put snowbirds in during those times. Happy to chat in more detail if you would like.
