Hey Alex, have you considered investing in residential multifamily (2-4 units)? At least if you leave an area you have 2-4 units instead of just one. As you begin to scale it may become challenging to manage properties in various areas with different property managers. It may become a lot to keep up with. 

Have you considered focusing in on a few markets for out of state investing? That may be your best best as it allows for you to build a team and some kind of foundation in an area. 

There is no right or wrong answer here, it really drills down to your long term goals.

Hey Corey, 

What does your lender recommend? They should be giving some kind of advice. You may have to write a motivational letter to the bank explaining your situation as I had to do when moving from a single family residence to a multi family.

I would not say "wouldn't"  give, I would just say its going to be a little more challenging. I do not want to put any limiting thoughts in your head. Anything is possible.

Good Evening George,

A good start would be looking in our immediate area at what inventory is available and has recently sold. You will also need to determine what your long term strategy is. If you are looking to own a home but live for a little cheaper than owning a SFR, then a duplex would not be a bad idea. If you are looking to obtain a few properties over the next few years, then maybe a 3-4 unit would make more sense to pick up more units in one shot.

There is no right or wrong answer to this question. I would suggest you think of your long term goals and work backwards from there to see how you got there.

Hey Javier, 

Few options here, you can simply ask the he/she leave due to you not wanting someone living in a unit that is not up to code. You never know, they may just take off. In that same ask to leave, you can let them know you will need to serve them a notice to quit (with specific date mentioned). Make sure to explain to them that being evicted may result in them obtaining a bad record making it harder to move somewhere else.

You could take a softer approach and hear out what they would need in a new place. Maybe find a few places that match their criteria and offer to pay half or full first month's rent. 

If all fails, just follow through with the eviction process for your state.

Hey Chris,

Being unemployed is going to throw up red flags, even with the past W2 pay. In addition, depending on the type of property you purchase, they may require 3-6 months in reserves after purchase. 

My recommendation would be to find a local lender and talk with them about your situation. They will tell you what you need to do in order to get pre-qualified to purchase a property. Once they tell you what is required, make it a plan and stick to it, no matter what. 

You will get there my friend but it may take a little time to build yourself up. Again, come up with a plan, remain persistent and never waiver. You will make it.

Hey Travis,

Finding an investor friendly realtor will be one of many key factors in you becoming a successful investor. Do not hang on to your realtor because you feel you are obligated to. To be honest I found both my first single family home and my first investment property before my realtor and sent it over to them. But, I do not think you should disqualify her if you are brining the properties to her first. 

If all she is doing is showing you the properties without and pretty much saying "what do you want to do?" then that may be a red flag. I know realtors are not allowed to say too much in order to protect themselves but I have worked with one or two who have given great investing advice which really helped me in narrowing in on my first property.
