I am buying properties as quickly as I can. My business partners and myself all agreed we are in this no matter what happens.

I have multiple buddies of mine that are not doing any new builds because they are waiting for lumber prices to drop.

Real Estate is my main focus and thought most of the time. When I am not in my business, I usually play PS4.

Oh yes. First off, what are the values of the houses in the area? You might be better off new construction. I cannot tell what we mean by foundation??? Putting up some pillars could be actually inexpensive to someone that knows what they are doing to being something that would cost a lot of money and effort. Structure of the house cannot be compromised. If it can be fixed, great... If not, just start fresh. 

Small houses sell too. So think small house with that type budget.

If the house is structurally sound, $50,000 is a nice budget for a gut of a small house around 1,000 sqft. Ultimately you have to run some costs and see what needs to be done. 

I picked up a 941sqft house for $4,000 that had brick walls. We had to completely gut the entire inside... from new roof, electrical, plumbing, subfloor, windows, half the house in joist, but the walls were in good shape, and foundation was solid. That was $35,000 for us to do. So yes it can be done. 

Did I mention it hard work???? LOL

@Christopher Reid I am guessing you are speaking about the taxes. So, How do I make that happen? How do we make that Plan A?

The seller is not going to go through the probate process. They are going to let the property go. I am waiting for the title search to see whats up with the deed of trust. Thank you for the response

I am with you.. there isn't a lot of case law behind the series LLC. I just read a book by Garrett Sutton (Robert Kiyosakis attorney) called "Limited Liability Companies and Limited Partnerships". The book is really new (Less than a month old from this post) and he for years has said the series LLC does not have any case law and basically you would become the case law. Garrett Sutton is still saying this and is referring to it as the "Are You Serious LLC?"
