Study hard is the best way to accomplish this goal. NC has one of the toughest exams in the country. I took a J.Y.Monk class years back and had a great experience. This time around, I went with HPW and didn't have a problem at all. The requirement is that you study each day, don't let up until you see "Passed" on the exam screen. At least 2 to 3 hours a day will give you the results you need.

Cameron, welcome to BP!!! The option really depends on your plans and situation as everyone's situation may be different. Depending on your funding (cash reserves, equity, financing, etc) and your future plans, both methods are great. If using traditional financing, I would recommend going with the multi-family unit and live in one of the units for a year or so. In the meantime, check out Brandon Turner's book "No Money Down" investing book, there are plenty of useful ways to get started in it.

Thank you @Jaysen Medhurst for your advice. I have been driving for dollars but I have not made it a consistent marketing strategy for finding deals in this area. I will honor your advice and implement this strategy on a consistent basis.

John,

I am having a similar problem myself. A few years back I paid about $1200 to have my LLC set up n Nevada only to find out months later that I could have set it up myself and filed for a couple hundred bucks. What I have learned from my own mistakes is that when starting out, focus on marketing. If I could take back the $3000+ that I have gave gurus and third party companies, I would be well on my way right now. While starting spend your money and efforts on generating leads, the rest will come.

Hey Guys,

I am seeking some advice about starting a direct mail campaign. I currently live in Raleigh NC and have a limited starting budget. My starting niche is wholesaling to build capital for my business. As part of the budget, the initial start up cost will be:

LLC set up cost: $300

PO Box:              $ 50

Office start up    $200 (This includes laser printer, business cards, paper, etc.)

Total: $550

This leaves an estimated amount of $1,450 left for direct mail marketing. I currently have a business phone number which I pay for monthly that will not be included in this cost. I have located a list of absentee owners which will cost $100 at $0.10 each and a list of vacant houses for $250 at $0.50 each for a total of $350. The last $1150 will cover the cost associated with persistent marketing and weekly mailings.

ADVICE:

How would you use your savings to get started? Would you obtain a list of absentee owners? What about vacant houses? Would you spend more on your list? What kind of advice can you give about marketing with a budget such as mine?

Hello everyone, I am a newbie investor living in the Raleigh area. I moved to this location about 6 months ago to pursue a career as a investor. I am looking to get started with wholesaling to build working capital for my company and then expand to other areas of investing.
