@Craig Fitzsimmons there might be other ways to accomplish 1031 exchange at the end of the deal, however TIC is certainly a way to accomplish your goal.

New to tax liens. I’m doing research in IL. I watched the Boone county auction and reviewed the results. I couldn’t figure out why many lots went for zero bid. My first guess was it’s likely they get the house but I thought most liens were paid off before foreclosure.

Anyone understand why there are so many zero bid liens?

Hello everyone. Who are your preferred custodian or provider of accounts for solo 401k or self-directed IRA. Obviously looking for the ability to invest in real estate, but also stocks and other alternatives. Lower fees and easy of doing business are important criteria as well. Thanks in advance.

I think you need a CPA that understands real estate and acts as a consultant on business set up / entities.  I'm an investment adviser and independent investor and I use a CPA.  

You may also want a financial planner / mentor to help you think strategically about the long-game with your investments and businesses.

The IRS will treat unallocated amount as taxable boot.  Its impossible to predict what the government will do.  Opp Zone funds are one play, Delaware Statutory Trusts are another and TICs as well.

Delaware statutory trust is a “syndication like” option most popular with 1031 exchange money. Another viable option is tenant in common. You have to make sure you own the property not part of an entity.
