@Scott M. thanks for the info does it seem to take longer to find a good section 8 tenant? How long would you all say "on average" I can factor to find a good tenant?

I am starting to get into section 8 rentals, I prefer to rent to section 8 tenants as I like the guaranteed income from the government. Is there anyone that is already doing section 8 / housing choice vouchers...how do target people with vouchers to apply? Any tricks/methods?

@Brendon Brooks I thanks for the input, yes after contract expries makes sense. I am trying to figure out whats morally acceptable because I agree I never want to burn bridges, there is enough business out there for everyone

I have an interesting question....lets say your interested in a home that someone has under contract and is trying to wholesale it, you like the house but the pricing is still high, I don't mind paying an assignment fee if numbers work out. but with their assignment fee numbers don't work. How long until you might contact owner directly?.....45-60 days? Ask wholesaler if they still have it then its ok? Whats moral process?

Relationships are everything...Im trying to figure out what will work best for me on finding deals, im 3 years into real estate but have mostly dealt with rentals, im want to do more flips/quicker turns on money. I have capital on hand just need to find the deals :)

Your loan is only 114K?, so all the closing costs/repairs/down payment are coming out our your pocket? (thats the 39k total cash needed correct?)

I wanted input on what you lovely people thought of these 2 strategies for finding properties to flip. Im in the Richmond, VA market and my target homes are for time home buyers 3 bed/2bath 1200-1500 sq ft homes. Average ARV 210-245k

1-On market deals that may be 20-30 years old homes that have never been updated but not in really bad shap. They are listed around 180-190k.....offering 135K ish on them stating that they need major updates....I can offer all cash and quick closing with no real home inspections, thats my benift to them. Putting about 20-30k into them making them now worth 210-230kish. This strategy will get alot on "nos" but for someone that wants quick cash now or an inhertance may work great. ......Thoughts?

2-Standard off-market deals buy driving for dollars , cold calling and sms vacant / absentee owners /distressed properties. This I can get better prices on 100k on average 40-50k repairs 210-230K ARVS...these need more repair and I have to really grind to get leads. 

What are your thoughts? ...I know #2 is is what we all would like to find is off market deals...my main thought is if option #1 works and if anyone has had luck with it?

@Julio Garcia thanks for input. My thoughts are alot of the possible investors are also somewhat wanting to learn/be informed about real estate as well. So allowing them to invest they earn $ and also learn something along the way.

I have a few years under my belt doing a few rentals as well as 1 small flip. Im looking to be more active on doing short term flips and wholesale deals. I want to bring on investors to fund deals with other peoples money.

Most of the deals/wholesale/flips im looking at are in the 60,000-150,000 range

Lets say I have an investor that wants to give me $200,000 to use as operating capital. What are some terms i offer them in return for using their money? Im looking for what you guys/gals would say to someone that called you today and said: “hey i have 200k, what can you offer me for using my $$?” Thx!
