Seeking lending partners in VA and NC for active projects I have in VA and NC. I mostly buy and hold rentals 90k all-in and under. Home built in 1940 and newer single story ARV 120-160K. Average rehab is only 15-20K. I call it production housing.

I invest in VA and NC seeking capital partners. I have a lot of great deals that need funded.

I mostly do long term rental properties and flips 150K and under

Experience is 8 years and have a portfolio built

I have full time boots on the ground in VA and NC and want to connect more with people that want to be the capital side of deals.

What is you guys best ways to find true private lenders not "brokers". I have had a fair amount of recent success because I offer a pretty high rate of 11% secured by note and deed of trust on my houses in va and nc but want to hear other peoples success stories besides local meetups. Thx!
