I have a few years under my belt doing a few rentals as well as 1 small flip. Im looking to be more active on doing short term flips and wholesale deals. I want to bring on investors to fund deals with other peoples money.

Most of the deals/wholesale/flips im looking at are in the 60,000-150,000 range

Lets say I have an investor that wants to give me $200,000 to use as operating capital. What are some terms i offer them in return for using their money? Im looking for what you guys/gals would say to someone that called you today and said: “hey i have 200k, what can you offer me for using my $$?” Thx!
