I'm heading out to Kansas City to look at some turn-key rental properties and have never been to the city. Any ideas or advice on areas to avoid? Currently have a duplex under contract located at 3220 Elmwood Ave. and can see there is some crime in the area but the numbers are great. Appreciate any thoughts on the KC market.

This is very close to what I am going through right now as well. I started in February and am set up with a smaller brokerage. My split is 60/40 for my first deal and eventually builds to 80/20 after 15 deals. One commission free personal property per year as well. As far as the conflict of interest stuff goes I have seen a few situations where I would rather represent myself as an investor and not an agent. I do believe in full disclosure and complete honesty through every transaction. It is important to keep in mind that Realtors are held to a higher standard than a beginner investor. We are looked upon as experts in our field. Hope this helped and I wish you the best of luck in the wholesaling business!

I am looking to meet property managers in the greater Phoenix area. I am currently looking at several investment properties and would like to get a property manager lined up before the purchase. What a great resource this site is! I am a realtor in the Phoenix/ Scottsdale area. My investing portfolio includes rental properties in the Atlanta area and commercial land in Bozeman, MT. My main goals are to meet like minded people that understand the value of investing in cash flow real estate, find a mentor that has been successful acquiring multifamily properties and meet property managers/ lenders/ brokers that practice what they preach!
