I evicted tenants from an apartment in my 4 unit building in PA. Under PA law when a tenant is evicted they have 10 days to notify the landlord of their intent to come back and pick up any stuff they left. If they notify the Landlord the Landlord has to store it for 30 days. They must notify the Landlord in writing. 

I suspected these tenants might have bed bugs and sent and inspector yesterday who confirmed they have bed bugs. They left two mattresses and a couch in the apartment and a third mattress on the back porch.

I emailed the tenant last night asking if she was coming to get her stuff and she said "yes" but didn't give me a time or date.

Any suggestions on what I should do? The pest control company told me throw it out once its been treated. I don't really want to have to store these infested mattresses for 30 days, but I know if I throw them out she will try and sue me for the cost. Any chance I could throw this stuff out under the assumption that its "trash"?

What documents do you require prospective tenants to submit when filling out a rental application? I'm planning on requiring photo ID, most recent W2 and 1040, 3 most recent pay stubs.

Does anyone require bank statements?

@Sarnen Steinbarth Are you still planning on releasing an online rent payment feature? 

For the investors out there who self manage and don't have an office how do you handle giving your address to tenants. I manage my property out of state so I don't really want the tenants to know I live out of state and I've incorporated my LLC in the state of the property using my parents address. I'd prefer my tenants don't have access to my parents address. Has anyone heard of a way to set up a "dummy address" in the state of my rental that would then forward it to my NYC address?

Curious what others do. I know you can get a PO box, but I would have to get one in my home state, which again tells the tenants I live out of state.

Thanks Jill that is helpful. What is your method for changing out keys when tenants move out / get evicted? Do you have a system of rotation different keys or do you just use a knew random key (I assume you can get one from a key copy shop?) for each new tenant?

@Kyle Godbout Do you use the key control deadbolt or the regular one key door knob? 

Its a multifamily so unfortunately won't be able to use the same key but thanks for the advice.

What I read online in some reviews was that the locks broke (tenant and owner had keys but neither set would open the lock). Glad to hear neither of you seem to have had issues. How long have you been using these? Also do you use the type that has a tenant key and landlord master key?

How do you get new keys to rekey with? Do you just go to anywhere that copies keys and ask for a random kwikset key?
