I previously used Turbo Tenant to list my vacant apartments across different websites (something like 21 websites). However, I recently found out because I have my own application and don't use their application feature that I'm no longer able to use their services. Does anyone else have any free resources that post vacant apartments to multiple websites?

I have an applicant who has an college age child living at home during the pandemic while college is remote. They said the child would move back to college once its in person again. My policy is typically anyone over the age of 18 must apply and be on the lease. How have others been handling this? What have other done in the past when a college kid comes home for the summer and lives in one of your rented units with their parents.

Is a window that leads to a porch roof a point of egress for insurance purposes. Does it matter if its a flat roof or pitched roof? Is there a minimum window size required

I'm having issues with tenant cleanliness during the tenant's lease as well as when they vacate the apartment. I'm in a lower class area and I realize some of the cleanliness issues comes with renting to that class. I'm thinking of implementing a few of the ideas below to better screen for tenant cleanliness and wanted to get everyone's thoughts on the suggestions as well as anything others are doing to screen for cleanliness. 

1.) Asking this question on the rental application. "Do you own a vacuum?"

2.) Asking this question on the rental application. "How often do you clean?

3.) I've often heard of Landlords "dropping" by a tenants current address to "sign a form they forgot" so they can peak at the way they currently maintain the place. This isn't possible for my remote setup so I'm thinking of adding a prompt as part of the application process to upload a picture of applicants current kitchen and bedroom. I realize this can be manipulated but still shows an applicant is willing to put in effort to clean if just for manipulation purposes. 

I'd appreciate any other ideas of what others are doing on this topic.

@Kyle J. Thanks that was exactly my question. Ideally you don't want a tenant who has gone through any part of the process. Great suggestion on the application question.

When you ask a potential applicant if they have ever been evicted what do you consider an eviction?

1.) Do you consider an eviction to mean any time a previous landlord or 

2.) Only is they have ever been removed from the property (i.e. after the law suit has been won by the landlord and they apply for possession)?  

@Jia Liu Any update on this? I just came across the same issue.
