Great info. Is there a way to tell if the walls are 2x6, since they are all finished?

Wonderful info as well. The joists are all wood underneath, does that mean modular? This is a 1300 sqft home with a crawl space underneath. I will check the roof also. Anything else I should check at the inspection tomorrow?

Hello Everyone,
I am currently looking at purchasing another rental house and the one I am most interested in is a modular construction. What are your thoughts on this type of construction? I don't know a lot about these. They are just built in a factory and then placed on a foundation at the home site, right? My major concern is do they go down in value like a mobile home or up in value like an on site built house. My guess would be more like a conventional construction house, but I would love to hear your thoughts.

Does anyone still prefer carpet in certain areas of the houses?

Hello Fellow Landlords,
I am sure this post has been talked about a lot, but what are your flooring preferences when it comes to rental houses? I know that we are all looking for the best bang for the buck. I like the durability of laminated wood flooring (fake wood), but if you use this in the whole house it will have an echo which will drive people crazy. My house that I live in has this problem anyway. I am not a big fan of carpet as it wears and stains fairly quick. Is laminate in kitchens and halls with carpet in bedrooms a good compromise? I would love to hear everyone's thoughts.

Hello Everyone,
I have been reading a lot of the articles on this site and listening to the podcasts for about a month. The information is helpful and entertaining. I look forward to diving in deeper to the community by becoming a member.
My goal in real estate is to acquire enough single family home rental properties to eventually cover my bills and enter the real estate field full time. I currently have 2 houses that I purchased as REOs. I am hoping to add a 3rd and 4th in the next 6 months and eventually end up at 10 or so. I really enjoy buying houses, fixing them up and giving a family a nice place to live.
I have been attending some local REIAs and I am looking forward to meeting people on this site as well.
