Hello all!

Looking to eventually shift to RE investing full time, but I'm in between jobs currently.  I do have a good amount of savings to coast for a bit, but wondering if I'm GREATLY impacting my ability to obtain financing on deals right now.  I'm sure I'll get responses that are variations on "duh, of course you need a job dude!" ha!  But this is a sincere question.  Anyone have any information regarding this?

I did talk to Don R. at DHM and listened to his whole sales pitch. I think they are legit, and they offer an incredible amount of tools.  A couple things have changed though (and not in their favor).  The buy-in member price is now $3495, and that is NO LONGER A DEPOSIT.  That's a huge shift from their prior business model.

That being said, if you need the 100% cash-to-close model to get the ball rolling, and you can find a deal that will net you $25k plus or more, this may be the only path (assuming you can pay the member fee and can't find any other HMLs that offer the services they do w/o a member fee).  The $650 local site visit and eval I don't think is a bad thing as this confirms that it's a good deal.  Anyone should be able to do a pretty thorough analysis of any deal with BP calculators before you'd even put a deal in front of DHM.

I know there have been complaints however they do have a great BBB rating too.  Would love to hear other thoughts as well!!

Great read and love the encouragement. I’m just starting out.  Switching up employment and wanting to dive in to RE investing.  A lot of new things happening for me.  I’m totally terrified.  But I want that freedom, and I have that same thought you did:  “If they can do it, so can I.”  You, sir, are living proof.

Hey Jason!

Chicago guy here, but always investigating NW IN for deals and possibly even to househack within a year.  It's an interesting market to say the least.  Income levels are all over the place.  Inventory type and volume varies wildly, even within a few miles.

BUT, love the low taxes and landlord-friendly laws, and in general, much cheaper properties than Chicago.

Hello friends!

Getting closer to that first flip or househack, but one thing that concerns me is finding a reliable, competent crew, especially as I ramp up.  I have a good general understanding of these processes, but certainly nothing along the lines of a GC!  How do I find good, reliable crews that aren't going to surprise me with unexpected costs or shoddy work?  Anyone here in Chicago have any specific crew recos they can make?

Hello all,

Have family in KC/Overland Park and though I'm in Chicago now, would love to own some property in KC to produce cash flow and check in on while I'm visiting...

Would be looking to build a team eventually!  Would love to meet with some folks and perhaps tour a bit while there over the July 4 -8 weekend.  Anyone interested?  Full disclosure...I'm just beginning this journey in the RE world!
