Newbie here just beginning to look into investing into 3-flats or other in Chicago, so great to find like-minded folks. Anyone care to start a “pitfalls regarding investing in Chicago!”  thread??

So many great buildings in this very large (area AND population) city, but I’m a bit wary of investing here given all the regulations.

Thanks so much for this kind of helpful summary. I wish more folks posted in this manner, as it provides the roadmap, and allows for deeper inspection/education at each stage.  Knowing the overall plan that has worked for this kind of investment is what us newbies really need!

Just starting out from Chicago here but have some money saved.  This 50-yr old guy wants to be job-free in 5 yrs, and I feel like there are probably tons of opportunities in nearby markets (Northern IL, Milwaukee WI, NW Indiana, SW Michigan, etc....

Hey Nathan, how are the opportunities in Detroit these days.  Lots of difficulties to overcome, but I know things have been turning around.  This Chicago guy would love to invest in that city.  Any initial thoughts?

Hey all, just some property terms that seem a bit unfamiliar.  Here in Chicago, I never hear anyone talk about a “duplex, triplex, or fourplex”.  Are these always considered separate units on the same lot?  In Chicago, most buildings are vertical “2-flat, 3-flat, or 4-flat”, but they are all in the same building.  Typical city apartment living.  Could anyone clarify the terms as well as the relationship between the buildings and the land, if relevant?

Just diving in at age 50.  Wish I had started many years ago, but priorities were different.  I now do not want to work for anyone else.  Ever.  So I’m diving in with open eyes and open mind. Of course, I do feel some self-pressure to find something, but I realize the fundamentals education alone is probably 6 months to a year.  Patience also forces you to be careful and not make errors that can cost you thousands.  Thanks for the reminder!
