Post: Anyone used "Cozy" and what's your experience?

@Becky Y. Yeah, I've used it. Here is what I especially like about Cozy:

• from the very beginning - Design. Green color makes you feel calm with the confidence that everything gonna be alright in the end

• free tenant screening service. Common feature nowadays, but somehow they've done it perfectly, works great, no bugs, no fees after lease agreement, trustable info.

• great satellite site called Landlordology, where you can get answers to any question by a qualified specialist, a bunch of hot and actual info, that gives me inspiration.

Alongside with Cozy, I prefer to list my property on Rentberry.com (because of rental auction), on Zillow (because of traffic) and on Airbnb (because it's AirBNB:)

Talking about me, I prefer to call my friend, he is a pro in photography. Normally he do it for 450$, but for me, it's twice cheaper. As a result: 

A quality of photo is damaged, but it's nice and I have more clicks on my property. Good luck!

@Kenneth Garrett I've heard about such practices. It sounds strange to me because it seems that somehow your landlord wants to have profit anyway. I'm totally confident that security deposit is much better than "move in" or move out" fee because of possibility to have your money back. Some of the tenants after moving out really need extra money for finding a new place. With such policy, you will get into minus. In any case - you decide. If you want to know more about security deposit and its turnover, you can read it  here . And also, my suggestion for you, try to be aware of tenant/landlord law in order not be cheated.

I was using cozy more than 6 months. Great service, without any doubts, maybe it will be new Zillow in future, but actually it gives you an opportunity to do whatever you want online and control process as much as it possible! What about TurboTenant? Choosing between these two ones, without any doubts I will choose Cozy for multiple reasons (from traffic to design and optimization). There is also one interesting project called Rentberry. Tenants can make bids there and it's innovative somehow. I'm really getting deep into this service because it provides simply totally the same + an opportunity to earn more in case your property is qualified and nice.

The city of Atlanta is a prime candidate for having a good rental market. It meets the most important criteria investors are looking for. First, over the last few years, rental rates have been on the rise – and still are. This has been a steady increase, rather than a dramatic jump.

The housing market in Atlanta is weak. It seems that much of the homes that are currently on the market have been for quite some time and are not of much interest. Until further construction growth, most individuals looking for homes may settle for rentals. Investors may get a good deal on these properties, with a little work to make it a newly desired residence.

The job market in Atlanta is one of the top in the country. While many other cities are going stagnant with economic growth, Atlanta is booming. Tens of thousands of jobs are being created every year. This city is the home for many major Fortune 500 and Fortune 1000 companies, as well as corporate headquarters for many others. With the high percentage of college graduates and the boasting employment line, there does not appear to be a slowdown in sight for Atlanta’s economic growth.

Lastly, the demand is there. While the supply may be scarce, there are individuals looking for rentals. This is a good sign for any smart investor.

So, again – just how good is Atlanta’s rental market? It is one of the best. Don’t make the mistake of passing up the opportunity of this great city.

Yeah, try to check their credit/baclground reports, look over their e-profiles in social networks, try to find something that can confuse you. Until you have no doubts, I would suggest you to continue searching. For tenant screening use Experian or TransUnion.

Terrible situation. Have never experienced such things, as a landlord, but I would like to mention, that as faster you will clean up everything, the better for you and your property! Good Luck

For my property, I use Apartments, Trulia, Rentberry.
