Salt Lake is currently overpriced and very saturated. A lot of in migration from California. Probably better opportunities in Boise, ID or Scottsdale, AZ

Hi Brock,

You need to make sure they are a licensed CPA. Your best bet is to contact the Utah Assocation of Certified Public Accountants (UACPA). They give referrals by specialty.

Different topics are discussed which may help you find your niche.

Attend all the clubs you can then you can decide which ones to join.

He monitors the SLC market and provides searchable spreadsheets of available rentals. Right now SLC is very competitive so you'll have to do some work to get 8% on A&B's But he can get you there, if anyone can.

Hi Preston,

Why don't you occupy the unit that is currently vacant, then give that tenant notice that as the new owner you are raising the rent to market? 

If he does not want to pay the increased amount he will leave in his own. Which is much simpler than an eviction.

If he does agree to the increase you've got a good long term tenant that always pays on time.

Hi Taylor,

Salt Lake and Utah counties are extremely competitive so prices don't always give the spreads you would like. You should also look in your area. Logistically that would be easier for your first. Search thru BPs marketplace. Earlier this week I saw a nice wholesale opportunity in Wellsville. Also look for Weber,Rich and Box Elder counties esp around Bear Lake good place for short term rentals as is Eden and Liberty. Good luck!!
