Hey guys,

As I have been talking to people about hitting their goals and their daily routines, I have heard from many people how it is difficult for them to get out of bed right when their first alarm goes off. I understand that there are other root causes that need to be addressed, such as finding your "why", and finding the motivation so you really do want to get out of bed, but as people are figuring all that out I created a tool to help get that actual routine down.

I call it "The Success Alarm", and it is an alarm on your iPhone that once it goes off, you cannot turn it off until the tracking mechanisms in your phone registers that you have walked 50 feet. This ensures that you won't have to set three plus alarms to wake up in the morning, and makes you immediately start moving. The first version just released on the App Store, so give it a try and see how it can help you hit your goals and reach your dreams!

Thank you. I agree, I need to keep saving more. I am open to markets outside of California, but it would be nice for something closer to home.

I have heard and read about people finding deals (That are actually good and have substantial cash flow) with seller financing or private investors where very little money is needed, and am curious about those avenues.

Hi Trey,

Take some time and figure out what 20% of tasks bring you 80% of your success, and then focus on that 20%. If you want to go really into it you could do that whole exercise again on that 20%.

Focusing on that will really help you see what is actually bringing in results.

A lot of what we think is important is not actually crucial to our success. And as other people have mentioned, see what you can outsource. Sometimes paying someone a little to do a task will free up time to make money that will pay for that other task plus more.

Last thing is don’t put family to the way side. In the long run family is more important than an extra $500 dollars a month.

I am currently in the process of looking for a buy and hold rental deal. The one hurdle I am trying to learn how to overcome is the fact that I have less than $5k to use as a down payment.  

My questions is, what is the best way to come up with some options for when you find the perfect deal? I am assuming that Private Money Loan or Seller Financing is going to be the best option?

That would be great. I am focusing on 2 to 10 unit multi family properties. Right now I am looking mainly for private investors.
