2 ideas 1) Ask existing employees to apply for a management position for slight raise or additional paid hours/overtime. 2) Is there a college or technical school near by? Offer summer/fall/spring apprenticeships to find quality applicants

There is a difference between “less expensive” and “dangerous” neighborhoods. We have been successful in making nice homes for people who live in these areas. You can really turn around a neighborhood by renovating the eye sores. Profitable too

First, look at the rentals on the market in the area to determine if these units rents could be raised. I’d guess yes. Second, get a home inspection to determine if you are buying a well maintained property. Wow, I forgot how high taxes are in the NE

Very basic and simple suggestion. Just use the prices of units that have sold in last 6 months. A year if needed but use actual sales not a projection
I would reread the lease. It’s important for your lease to tell your policies and procedures. If they broke them, then follow the lease to evict them. If not, do not renew their lease and get rid of them

Get a home inspection so you know what you are buying. It may cost a little at the start but it can save a lot in the future
