Hey Justin, My advice is gonna be pretty simple but it’s been good for me. 1) look at the comparisons in the area. You need to buy the house under the average value in that neighborhood 2) Talk to a property manager or look online (Zillow, hotpad, Craigslist etc) to see what that type of house is renting for in that area 3) Get a home inspection so you know what you are buying. Blueprint for your improvements and it gives you leverage when negotiating There are much more sophisticated apps and websites to micromanage your experiences but hopefully these simple suggestions are useful

Talk to a professional about a lease. It’s worth the cost of an attorney. A little effort can prevent a lot of problems. Make sure it is detailed and good luck
I wouldn’t be too quick to drop a PM because you have to write a couple checks a month. Good PM are hard to find. Have you asked them if they would assist?

I use my Mysmartmove.com for tenet screening. Application costs prospective tenet $40 and takes just a couple minutes. They are a part of TransUnion, one of the larger credit score companies, so you get background, credit, and criminal check and they make recommendations. It’s easier for me to “blame” them for denying a potential renter
