Build your credit by getting a credit card and pay it off every month

Get a job with a property management company. Maybe you can get a discounted rent while in school

Analyze deals so when you are ready to buy you know what makes sense

@Mikhail Katz Choose a couple of cities and contact a couple realtors in each city. Have them forward you a list of properties with your specs and start analyzing what’s available

@Bill Dengler I’ve faced this 3 times on foreclosures and won 2 with my best and highest being my original bid. Both of those were full asking price with no contingencies. We inspected during our viewings and understood we were buying well under market value
@Amanda G. Quiet is an opinion more than an observation. Stay with observations. Near the mall, on a bus line, or tree lined streets

@Derrick Burtle The price of anything is what someone is willing to pay/ accept for an item or service. If your realtor doesn’t want to send these offers, then find one who will. There are plenty out there. You could be your own agent and remove this resistance. Good luck
@Lincoln Coverdale how much is this purchase projected to profit? I’d look at it as a percentage game. I’d spend an extra $1,500 to make $100,000. If the math doesn’t work just walk
@Colby Mulry it’s unfortunate but the more units you own/manage then the higher percentage chance you will run into these inconveniences. Charge a late fee and don’t renew their lease
