I have also learned more about these systems, I am not scared of it any longer and I close Monday!

My question is can I ask them to pay water and sewer and divide it between them?   The current situation is they both live together upstairs, mother wants to move into the newly vacated down unit but we are not quite at the same rental evaluation.  I was going to offer them a better price but let them share and split the water bill for the units.  Is this legal?

Hi Everyone, I am adding to my properties and want to be a bit smarter about mitigating risk as a landlord. If I am buying in cash but taking cash out refi's after seasoning how do you do this and title in a LLC to limit exposure. The banks I am talking to say no way.

@Jacob Stokes not necessarily, I have never lost a home sale due to financing falling through and in this sellers market everyone is getting top dollar.

I just bought a new property all cash, 8k under a fair list price but I did it with no inspection, all cash and hours after hitting the market before another showing happened.

Once showings start it seems offers a flooding in, I personally have said no to all cash offers more then $3k less then financed offers.

Great thread!   I too am conflicted with amenities, I have been considering adding dishwasher and garbage disposals.  

What can you tell me about buying a home with 2 gravity fed furnaces in working order?   Is this a big concern and a reason to run or are they not that bad to replace when the time comes?

Title says it all, I am looking for a west side Cleveland to paint trim and walls in a house. 614-787-3200 if interested.

I have a tentant who is leaving at the end of July, I have not received this monty ( July's) payment from CMHA.  Do they typically withhold it for some reason?  I can not get anyone to answer there.

I am curious @Sergio Picciuto how the property valuation increasing effects your COC return? What am i missing, I am stil very new but I am not seeing the relationship between how quick your inital investment is returning and the value of the home.
