Thanks @Bill S. for the numbers. I start my classes next month for my license so I'll sit down and chat with them more on fees as it relates to a part-time agent. It sounds like in your situation you didn't have to pay the brokerage a commission split at all? Am I understanding that correctly?

Thanks for your input. Most of the info I'm getting on earnings comes from KW here in Denver. I understand they obviously make money on me if I choose them so they are going to make it sound sweeter than it may be but I do trust the source. It seems like being an agent doesn't help as much as I thought it may learning the ropes to gain an advantage as an investor.

Sounds like it may be best to do as Bill says and go at the agent job part time while earning my normal income. In regards to that, how do the all the fees work with a broker and only being part time? Seems illogical to pay desk fees etc., if you are only working after your day job.

Thanks for the reply! I understand that my current career pays handsomely but it's not just about which yearly income may be higher were I to switch. By your reply it sounds as though there is no opportunity to make money being an agent in Denver? Most conversations I've had with some people I know in the industry seem to feel it should be no issue for me to make at least 50k+ in my first year as an agent. That's definitely a pay cut for me but it's also immersing me in a field that I'm highly interested in and letting me learn the ins and outs of investing as I go. What would your opinion be on their stance of being an agent?

Hey BP! My name is Braden and like most others here I'm interested in using real estate to achieve my long-term goal of financial freedom. 

I currently work in IT in Denver but have always been interested in Real Estate and have made the decision that I am going to make a run at this REI game and hopefully turn it into my day job. I'm starting real estate license classes in January to get my license and seriously pondering a switch in careers to being a real estate agent full-time(very scary for me to lose my current salary/benefits) to learn more about the industry while earning commissions. I think I want to start with either wholesaling or 1-2 rental units within the next year but I have a lot more research to do.

I'd love all of your opinions on this and any suggestions you may have.
