@Calvin Kennell Postcards are cheaper so they're used a lot. Not sure about NC but I can tell you that without a doubt in my market the cost per acquisition is much higher with postcards vs letters.

@Marc Izquierdo You could just remove any mention of being a cash buyer and like James recommended, say you could close in 30 days or less. 

At the end of the day though, being a "cash" buyer doesn't change the outcome of the potential seller in the end. Being a cash buyer simply removes any contingencies for financing. The seller will still receive the same amount of money at closing whether you're a cash buyer or taking a hard money loan. Most sellers aren't going to understand what a HML is and so a lot of investors will just say they're a cash buyer to make it a bit simpler.

@Lacey Haessler I am a big believer that you should have experience before hiring a VA. I spent a couple years managing my own rentals because when I hired a property management company, I wanted to know what my expectations should be.

I'd suggest get the experience and when the time comes to hire a VA you'll have a very clear understanding of what you want them to do or not do.

She could've refinanced at any point so just because she bought it for $54k in '99 doesn't mean that's the original or only mortgage. A title company will be able to identify the mortgage(s) and then order payoffs. If your county offers online access to official records, you can easily pull this information yourself without having to wait for the title company (minus the payoff figures). No matter what though, I would do the transaction through a title company.

@Demetrius Ward Based on the link you posted, it appears to me that wholesaling is illegal unless you're licensed. Getting a license has a ton of benefits and if you're already dealing honestly and fairly with people, you don't have much to worry about. Who knows how much the law will actually be enforced, but I wouldn't want to be the person who they decide to make an example out of.

@Jon K. I use propsteam and like it a lot. You probably aren't going to build a list that others aren't already mailing to, it just doesn't give you enough filter options. I'd focus more on having a letter/envelope that stands out and then offering awesome service for your potential sellers. Mail is competitive so you need to show sellers why you're a better option than the next guy, sellers don't always choose offers based on the highest price.

If you're a person who won't answer the phone when it rings, won't return phone calls, makes ridiculous offers, or can't speak with any amount of intelligence, then the answer is going to be no. If you think sending out 200 letters once with no follow-up and no second, third, or fourth touch, then the answer is no. I point out these examples because we speak to potential sellers daily who tell us about their experience with other companies and these are examples they use. 

Direct mail done right works but it's not some silver bullet that gurus make it out to be. We currently earn right around $7 for every $1 we spend on mail, so for us mail is working. We also have a great ROI on several other marketing strategies that work, mail certainly isn't the only way to go.
