WoW, I'm really not going to lie guys I really thought you guys were going to give me way different direction/advice.

I didn't realise there was so much grief for living awhile from the property, but I'm afraid I wont find any deals like this locally.

My home town is kind of in the middle of no where, and also the place I am going to school at is not the best place either, basically what I am trying to say I thought this was a great deal because of the price and this is the only thing I have ever been offered remotely close to this price.

Sorry fellows, I suppose my post was kind of vague for the advice I was asking for. The property is located in dayton, ohio.

I had planned on renting the entire house out currently, its about 3 hours from my current home, and thankfully only about 4-5 hours from the school I will be attending. As far as the numbers, I'm not entirely sure what they are the average rent in dayton is anywhere from 500-600, somewhere in that area.

The house was foreclosed on, but from what I have been told it has no liens, I'm pretty sure that would mean the title is clear, but I'm not sure.

I have visted the house and it has a newer furance, electrical box, water heater, the only thing I am concered about is the roof, and the fact it only has one bathroom that is only a couple of square feet of being a half bath.

Also, I was planning on buying the house for the sole purpose of renting it out, I will either be living on campus, or possibly living with my girlfriend.

Edit: If you know the area around Dayton, mike I'm sure you know how it kind of has an outstanding crime rate. I was woundering what you might think about me offering ADT security free of charge to my tenants, that way I might be able to get a tenant in faster and feel safer in their own home. I'm not sure how much of an effect this has on the bottom line.

Hey everyone, working on my second post, but its a big one.

I recently was given an opportunity to purchase this home for 15,000, I kind of just wanted to pick the forums brain. currently I am about to start school in October and I have 5,000 saved up, but everyone I talk to about RE says to start early, but how early. I'm afraid if I wait till after school all these great deal will get away.

Now my question that I need advice on is, should I sit on the 5g or act now and try to get some good deals? here are some pictures of the place.

Hey all, this will be my first post here. I've been lurking around of the forums here lately because there is so much great information.

Really looking to start rehabbing houses, but I have no line of credit because I'm almost 19 and no one has ever been able to co-sign a loan for me :cry: . Anyways like I said I hope to learn as much as I can from the veterans of this site, so that maybe one day I can call myself a real estate guru and I can pass my knowledge down to people also.

Currently I work for Wal-mart and do not have my high school diploma yet, due to certain circumstances I was unable to graduate and I am having problems staying motivated. Everyone agrees that I'm one of the smartest book smart people that know but I'm arrogant and lazy, I just hope I can save myself eventual so I can make my family and friends
proud to say they know me.

Sorry it was a little embarrassing for me to talk about all this because I'm a little ashamed
