Hi!! I have a property that I co-own with a business partner.  I have been rehabbing the property and a going to be selling it soon.  I am looking at investing in a local bar and I was wondering if I could 1031 exchange the rehab property into the bar, and are there any complications with the 1031 exchange if I only own 50% of the house??

Hi I'm interested in learning what city or state has a hot market for buy and hold as well as fix and flip.

What are you thoughts?

I'm sorry I wasn't cleat enough.  The price of the house was 140k my cash amount was about 15k the rest was a bank loan.  It is a hold.

I have started out with single family homes and I'm curious to know what the rule of thumb is for a COC return? For a percentage stand point, what is average, what is good, and what is amazing. I have bought a few house that are about 1200sf up and 1200sf down, I paid about $140K, based on this what should my COC be?

Thank You, I do have the separate insurance policies and the umbrella as well and I am in the process of putting them in individual LLCs.  Have you run into any trouble with the bank for changing the name from yours to the LLCs?  Could someone still come after the equity in the house?

Hi, I am fairly new to the investor world and I am concerned about asset protection. I use most of my cash flow to pay down the mortgages on the properties but the more equity I have in the house the more I am concerned about protecting that asset.  What is the best way to do this?

The first boomers did start retiring in 2011 but I believe,  as Jamane said, a lot are still working because social security being lower then they can live on. The first year of baby boomers will have to start drawing this year. What will happen to social security during the baby boomers retirement years

What can be expected to happen in the real estate world with the first of the baby boomer generation being forced to draw on social security this year? and how can a real estate investor capitalize on this?

Hi How we doing!!

I understand!! The first thing I would do is to address the properties that you have.  Look to see if any value can added to the property, therefore allowing you to increase the rent of the properties.  As far as looking for new properties to buy, I would keep an eye on craigslist, county home auction or possibly looking for a quality wholesaler.

Hi, I currently have 3 homes that I am renting, 2 that are full rentals and the one that I am living in that I converted the downstairs into a rental space.  I have about 20% equity in each of the homes.  I'm working full time as a real estate investor and managing the properties myself at this point.  I would like to expand and purchase another property.  I'm trying to figure out the best way to get a loan, I have a good chunk of cash but my income is low because I have been keeping most of the cash flow in the business. 

Any insight would be amazing!!
