1031 Exchange

Hi!! I have a property that I co-own with a business partner.  I have been rehabbing the property and a going to be selling it soon.  I am looking at investing in a local bar and I was wondering if I could 1031 exchange the rehab property into the bar, and are there any complications with the 1031 exchange if I only own 50% of the house??
