I need some insight on getting a loan

Hi, I currently have 3 homes that I am renting, 2 that are full rentals and the one that I am living in that I converted the downstairs into a rental space.  I have about 20% equity in each of the homes.  I'm working full time as a real estate investor and managing the properties myself at this point.  I would like to expand and purchase another property.  I'm trying to figure out the best way to get a loan, I have a good chunk of cash but my income is low because I have been keeping most of the cash flow in the business. 

Any insight would be amazing!!
