@Walker Hinshaw...thanks for the tips! I definitely noticed that I need some business cards. I walked in the door of a meet up group last night and was instantly bombarded (a good thing) with about 10 business cards.

@Judah Hoover...last night was my first meet up. I thought the speaker was excellent but gave more of a general overview to various topics as opposed to really getting into the meat of things. I was impressed with the extent of networking that was going on. I will definitely go again.

Thank you to everyone for their input. The current system is approximately 15 years old, which I believe means it is relatively young in terms of the average life of a boiler. I did install two new oil tanks (probably a mistake) when I purchased the property in 2007. That is probably when I should've switched to gas. The property is an in-town property right off of a main gas line so it wouldn't be an issue to feed gas to the home; I believe the gas company would even pick up the tab, or a portion of it. I suppose for right now I will continue with oil heat for that property and consider switching only when the current tenants move out.

So far it's stayed rented. The only benefit would be to do it in between tenants. Conversion would cost between $3-5k. I guess the benefit to me would be a larger applicant pool and possibly charging more for rent. Thoughts?

I have a rental property in PA that has oil heat. The tenants pay it but it's costing them a fortune. They are also paying $1k/mo and their own electricity/cable. Should I convert before new tenants move in or just continue to rent it out with the oil boiler? Isn't it a big turn off to renters? Thanks! Lisa

That's great news!  I'm currently looking for an investment property with a little cash flow.  My two current rentals actually cost me some money each month.  But, that will eventually turn around and I purchased them as primary residences without a ton of cash down.  At least for now, I have tenants paying the bulk of an investment for me each month.  Full steam ahead!

I'm currently using a property manager for my two rentals.  However, I have colleagues/friends who do not use them stating, "they like to keep their money."  My feeling is that I don't know all of the ins and outs and legalities associated with being a property manager.  I'm seeing it as an investment in my property just in case I get a problem tenant, etc.  I would love to hear other sides of the coin.  Give me pros and cons of a property manager versus doing it yourself.  My long term goal is to have quite a few properties (10+).  Any wisdom is greatly appreciated.

Hello!

My name is Lisa and I'm a buy and hold real estate investor in the Lancaster, PA area.  Currently I have two rental properties and I'm looking for a third.  My first two were easy since they were originally owner occupied and I eventually converted them into rentals.  Now, I'm joining the big league.  I'm actually searching for investment properties to purchase.  Any tips on how to network and gain information in a relatively short amount of time?  I'm currently doing this forum, podcasts, and a local real estate investment group that I'm meeting with tonight for the first time.  Any pointers would be great!
